In Mozambique all land belongs to the State. What you acquire is a right of use — and understanding that distinction protects your investment.

Understanding the DUAT

The DUAT (Direito de Uso e Aproveitamento da Terra) is the land use right issued by the State. Buildings and improvements can be privately owned and transferred, while the underlying land right is granted for a defined term and purpose. Verifying the DUAT is the first step in any transaction.

Can foreigners buy property in Mozambique?

Foreigners can own buildings and acquire the associated land use right, typically where they hold residence or an established local entity. Land itself cannot be owned outright by anyone, Mozambican or foreign.

What costs come with a purchase?
