Land Acquisition & DUAT in Mozambique
Land in Mozambique is State-owned. What you obtain, verify and protect is the DUAT — and that is a very different document.

How a DUAT is granted
Rights are granted for a defined purpose and term, typically fifty years and renewable, subject to an approved development plan. Failing to implement that plan is the most common cause of a right being challenged.
Community consultation
Applications over occupied or community land require a documented consultation process. Skipping or short-cutting it creates a defect that surfaces years later, usually at financing or exit.
Frequently asked questions
Can a DUAT be sold?
The right itself is not freely tradeable in the way freehold land is, but buildings and improvements can be transferred with the associated right, subject to authorisation.
What if the development plan changes?
Change of use requires approval. We advise before you deviate, not after an inspection.
